So we finally got an offer on the house! We put it on the market on March 23rd for $239,900 and today we got our first offer. See what you think of the fun real estate game...
We bought the place 4 years ago for $219,900. After fees, taxes, etc. we need to get at least $228,000 just to be free and clear of the place. We won't make any money on it whatsoever.
The offer we got today is from a financially stable single girl. She offered $220,000. Funny. That's $20,000 less than we have it listed for. Wow.
So we countered with $239,900 and we'll pay her closing costs of about $6,000. That would leave us w/ a final sale price of $233,000 which would give us about $5,000 in moving costs.
We'll see what she says! There's no WAY we're letting it go for under $230,000. We'll stay there if we have to...

Fun, fun, fun...let the games begin- don't be surprised if she counters your offer with something else. Just think you'll be on the other end of this game too. :-)
Oh, and I just read this week in the real-estate section that a lot of people are making offers 10-15% below the asking price- evidently there is some info. out there saying home prices are still agbotu 10 to 15% overpriced. Not sure if this is right or not, but maybe she read the same article? I guess she has to start somewhere, to get a feel for how much you are willing to sell it for. Good luck!
It is a game. Who's got the good hand and who's willing to call the other's bluff. That's a bold, low-ball bu!! $h*t offer!! I think you're counter was perfect! If she wants the house enough, she'll either accept the counter or make a new offer with something more reasonable! Good luck!! Keep me posted!
